The Articles of Incorporation was the document that was filed with the Florida Secretary of State in order to create the association as a non-profit corporation.[1]
Once the state of Florida approves the corporation, it will send the Certificate of Incorporation which is legal proof that you now have a corporation.
The bylaws are the operating manual for the association and must be followed by its board of directors.[2][3] Florida law says that the association must have an annual meeting every year in order to elect a board of directors and any other business that comes before the association.[4]
The Bylaws were amended on the following dates. These dates are the dates of the owner's meeting which approved the amendment.
The Warranty Deed was created by Galt Construction Co., Inc. It transfered ownership of the buildings from Galt (the builder) to the association.
The Declaration of Condominium established the buildings as being a condominium and controls their use and maintenance.[5]
The survey affidavit was created by an engineering company. It says that they surveyed the property in order to ensure that the exact location of the buildings included in the Declaration of Condominium is valid.
